Rosewood Property Company continues to look for opportunities in the self-storage sector primarily through the acquisition of existing value-add properties. Rosewood has the team in place to complete renovations, expansions, re-positions, enhanced management and any other value creating projects.
While our primary focus is value-add acquisition, we also seek joint-venture development opportunities with experienced developers in delivering high quality, Class-A facilities in under supplied submarkets across the country. On a targeted basis, Rosewood also seeks direct development opportunities in certain high-barrier-to-entry markets.
RPC seeks to acquire existing assets, nationally, that have upside through lease-up, value-add, implementation of institutional property management or are otherwise under-performing.
In October 2016, RPC acquired a 52,098 square foot property in an urban infill location approximately 2 miles from downtown Los Angeles, California. After implementation of an aggressive capital improvement plan to improve the customer experience, including exterior façade, interior enhancements, and a fully remodeled office and security upgrades, the property has experienced tremendous rental rate growth.
In August 2016, RPC purchased a 72,355 square foot first generation facility in Puyallup (Tacoma), Washington. After replacing the local “mom & pop” operator with more sophisticated management, RPC expanded the property by approximately 42,000 square feet, adding new drive-up and climate-controlled units as well as a modern rental office.
On a limited basis, RPC seeks to directly develop high-quality self-storage facilities in underserved and high-growth submarkets.
In November 2019 RPC delivered a best-in-class 81,370 square foot facility in Tigard (Portland), Oregon.
This storage property, which offers local residents high-quality storage options including state-of-the-art security features, is leasing ahead of projections.
